Alexander Rosenthal’s journey began at a Distressed Assets property auction course in London in November 2023. In 2024, he completed the purchase of a property assisted by Dominic Farrell, putting his learning into practice.
The property was a two bedroom semi-detached house with a new roof and an EPC rating of C. Alexander paid £53,200 and carried out a modest refurbishment costing a little over £10,000.
In 2026, the lender valued the house at £90,000. It now rents for £740 per calendar month.
The original Sutton Kersh listing records the property as sold prior to auction in December 2023. Alexander completed his purchase in 2024.
The purchase, refurbishment and rental yield - BRRR
The investment | Figures |
Purchase price in 2024 | £53,200 |
Refurbishment | Just over £10,000 |
Purchase and refurbishment combined | Just over £63,200 |
Lender’s valuation in 2026 | £90,000 |
Valuation above purchase price | £36,800, or 69.2% |
Refinancing at 75% loan to value | £67,500 |
Equity remaining in the property | £22,500 |
Annual gross rental income | £8,880 |
Gross rental yield on purchase price | 16.69% |
Gross rental yield on purchase price plus refurbishment | Just under 14.05% |
Even after including the refurbishment, the property produces a gross rental yield of approximately 14%. This is based on annual rent of £8,880 against a combined purchase and refurbishment cost of just over £63,200.
Recovering the original capital through refinancing
The refinancing is equally significant. At 75% loan to value, the £90,000 valuation supports a £67,500 mortgage.
On these figures, a 75% LTV refinance recovers all the original purchase and refurbishment capital, with just under £4,300 extra released, while retaining £22,500 equity in the property. Before other costs, none of that original capital remains tied up, allowing Alexander to recycle funds into his next investment while keeping the rental property.
Alexander Rosenthal’s experience
“As of today, two years later, the house has been re-valued by the lender at £90,000, allowing me to withdraw a significant amount of equity to re-invest in a second purchase. A big thank you to Dominic, Claire, Josh and the team for their expert advice, enthusiasm, and for guiding me every step of the way.”

His experience illustrates the practical connection between property auction education, careful purchasing, refurbishment and a considered refinancing strategy.
